FACILITY/PROPERTY PLANNING

In order to achieve appropriate solutions for each client and each site, we become familiar with the client’s long-range needs and goals along with the property and the constraints imposed upon the site by local agencies and environmental conditions. Once these parameters have been defined, we work with our clients to develop a planning schedule which defines the process required to obtain the entitlements necessary to move forward with the project. We seek to identify critical issues early on, which will shape the project. That way, our clients avoid wasting valuable resources and time pursuing design solutions which in the end must be abandoned. We many times advise our clients to abandon a site or a particular use when our experience and analysis determines that the project will not make economic or practical sense.

We believe that careful, but creative initial project planning will set the groundwork for successful projects. Our planning process is an interactive one where we work closely with the client, consulting team, and agencies. We emphasize the importance of assembling a team of seasoned experts who are both “process” and “design” oriented.

SPACE PLANNING

In order to achieve appropriate solutions for each client, we become familiar with each client and the way they operate. As we define physical and space needs in detail as a team, we might even suggest operational improvements that will go hand in hand with physical solutions. This holistic approach will be used throughout the life of our services. The outcome of the needs assessment process is a detailed program clearly outlining the physical criteria that must be satisfied by the design.

With that homework out of the way, Space Planning can begin. In existing buildings, we use this phase to “test” the space, producing quick computer-generated drawings to visualize how each space can be utilized. In new construction, this space planning will influence the size and configuration of the building. This planning process is an interactive one where we work closely with the users and even furniture suppliers to plan the flexibility and adaptability that will allow organizations to evolve over time.

CONSULTING/PROJECT MANAGEMENT SERVICES

Owners, Developers and Property Managers can benefit from our extensive experience in managing the schedule and resources required throughout all phases of projects from initial due diligence surveys through the entitlements, design and construction phases. Moen provides a single point of contact for your staff and the confidence that clear lines of communication will maintained with the design and construction team throughout the life of the project. We assist in the selection of appropriate consultants and contractors required to accomplish a successful project.

Moen Architecture + has extensive experience assisting building owners and operators in the repositioning and upgrading of their facilities. This includes seismic retrofits and ADA upgrades in addition to aesthetic and functional improvements. We understand the need to maintain unimpeded operation of their facilities during phased construction and renovations. As owners and property managers consider optimization of existing facilities, we offer “due-diligence” surveys of existing buildings in order to identify deficiencies and potential courses of action. We also enjoy the challenge and opportunity to participate in the renovation of historic buildings.
